Eid Mubarak

Some of you may well be aware that this past month has seen the passing of the Muslim festival of Eid ul-Adha. The second and final Eid celebration of the year, it commemorates the completion of the Hajj pilgrimage. Although only pilgrims in Mecca participate in the Hajj fully, Muslims around the world join them in observing Eid ul-Adha.

The exact date of this year’s revelry fell on the 27th November and is a day of festivities and celebration in honor of Ibrahim, who sacrificed his son for God. Id-ul-zuha is celebrated from the 10th to the 12th day of Zil hijja. The Islamic lunar calendar is generally used to calculate the days of the festivities which translates into 27th Nov to the 30th Nov of this year. The worshipers will be dressing up in the best of their clothes and will come out in mosques to pay their respects on the auspicious day of Eid. Also, the Bakri Eid sees the sacrifice of a lot of domestic animals like sheep, camels, goats and cows as a symbol of Ibrahim’s sacrifice.

The day of Bakri Eid, on 28th will ensure that every worshiper gets a piece of the sacrilegious meat even if they did not have the means to present Allah with their own sacrifices. Along with the prayers and the feast, the day will see people trying to perform the religious Hajj, which is said to absolve them of all sins. Every year the Hajj (or trip to Mecca) is performed by several million Muslims, and it remains to be seen what numbers this year’s festival will see making the trip to Mecca.

Paragon Rises from the Ashes

Paragon, the buy-to-let mortgage specialist has said it is ready to resume lending to new customers following its withdrawal from the market two years ago.

The Solihull-based lender was forced to launch an emergency GBP 287m rights issue to avert receivership in January last year. The collapse in the securitisation markets left it without funds to offer mortgages at competitive rates.

Since last year, Paragon pulled back the breadth of its lending to existing mortgage holders and reduced lending from its consumer finance arm.

Nigel Terrington, chief executive, said the past six months had seen “significant improvements” in the wholesale funding markets.

The buy-to-let market has seen lending and competition dwindle with lenders Bradford & Bingley and Northern Rock exit the market.

Terrington said the recent improvements “will encourage us to look more confidently to reinstating the funding programme to support new lending”.

Paragon’s mortgage completions shrank to GBP 25m from GBP 904m, while new business at its consumer finance arm also fell from GBP 222m to GBP 60m.

Paragon mortgage accounts with three months of arrears, which hit highs during spring this year, stood at 1.54 per cent, against the UK’s overall arrears rate of 3.23 per cent for buy-to-let lenders registered by the Council of Mortgage Lenders.

2009 has certainly been an eventful year! It’s not many years where the housing market frequently makes the front page story of all major newspapers week in, week out.

The property market is not immune to the ups and downs of any other marketplace. And those who do not do their homework can certainly get their fingers burnt (being a landlord is not a one way ticket to riches). But property has over the long run been a good investment and will continue to be so.

It was a big year for PAD4U. We’ve worked harder than ever to ensure your properties are let and managed effectively. And whilst we’ve seen many competitors fall by the wayside, we’ve worked hard to strengthen our position and to ensure security of both our landlords and tenants.

Some of the achievements made in 2009:

· Association of Residential Letting Agents (ARLA) Standard. PAD4U updated it’s accountancy practice to meet the more rigorous standards of ARLA and increased our insurance so that no landlord will ever lose money should the unthinkable happen.

· FMB MasterBond and Trustmark. FMB examined 7 of our recent projects and our accounts and administration and duly awarded us with the MasterBond/Trustmark award. This means we can offer FMB 10 year insurance on extensions/major building works, which are valid even if Peter Anthony Developments is not around which of course it will be!

· Direct Debits. After over 6 months of demonstrating our financial strength to the banks (ironic as that is). We are now able to setup Direct Debits for rent payments direct with the Banks which will assist in keeping Landlord’s payments as regular as possible and streamline administration. (starting 2010)

· More properties and Lettings than every before. As our competitors have let down landlords so they have come to us as a reliable long term agent to do business with. PAD4U are now managing more property and letting more houses than every before.

It only remains to say thank you for your business and that we aim to do even more to assist our landlords in 2010!

Christmas Lights Switch ON : Levenshulme

PAD4U are pleased to support the Levenshulme Traders and have donated money towards the 2010 Christmas Events!

 

Christmas is a excellent time to bring the community together with festive spirits high.

 

From the goodwill of local businesses, Levenshulme Traders have paid for the official  switch on of the Christmas tree lights with the Lord Mayor of Manchester, Councilor Alison Firth. 

 

The contributions local businesses such as ourselves make, goes towards four hundred presents given to local children the hire of the PA, generator and other cost that support such a community event.

 

Even with many businesses suffering in these hard times we still feel it is important to pull together and show that Levenshulme has a amazing community spirit!

 

Such an event generates positive publicity for the area which in recent times is needed especially to boost the hosing demand.

Work In Progress: Extension

We are currently building a double storey rear extension in Congleton, Cheshire which will be completed in January 2010.

 Our dedicated team are working hard to have the roof on in time for Christmas where we will then complete internal work in the New Year.

Beat the VAT rise

Donna Weetman, Maintenance and Development Manager, PAD4U Letting Agents Manchester writes:

The standard rate of VAT will return to 17.5% on 01st January 2010, so make the most of any Building & Maintenance work you require before 31st December 2008.

Where work has been agreed and a deposit is paid before the 01st January, but work does not commence until after 01st January 2009, 15% is chargeable on the deposit and 17.5% for the balance of the work.

 

For estimates PAD4U have sent recently where the VAT is calculated at 15%,  estimates need to be agreed and works scheduled before the 31st December 2008.
